Strategic project controls eliminate delay costs

Overview

This project is a $454 million total capitalization landmark mixed-use development featuring a luxury hotel, condominiums, retail, and state-of-the-art office buildings. With unparalleled views of Downtown and Buffalo Bayou Park, the Residences at the Allen sit at the crossroads of all the best Houston has to offer. Nature is abundant with lush green space throughout the development, working seamlessly with the design of the development in unexpected and beautiful ways. 

Peritia’s scope of work entailed project controls services for a four-story pavilion consisting of a gym (Texans Fit), restaurant and beer garden, and a 35-story mixed-use tower consisting of seven levels of parking garage, the Thompson Hotel, and luxury condos. Peritia performed the planning and scheduling for the two buildings including conducting pull planning sessions with the contractor to develop a coordinated plan of construction, implementing CPM scheduling techniques on Primavera P6 to develop a baseline schedule, performing periodic schedule updates and schedule oversight, inclusive of progress reporting, key milestone tracking, and schedule gains/slippage. Peritia also tracked and coordinated various material lead times particularly during COVID-19 (exterior façade materials were shipped from Australia), assisted our client with tracking various ongoing owner/architect changes throughout the project, and assisted with time extension negotiations with the developer through time impact analyses. Peritia also fact-checked as-built using daily reports, particularly for ongoing delay issues.

Solution

As a result of Peritia’s efforts, our client did not incur any extended general conditions costs for delays attributable to the owner/architect by proving up impacts to the schedule through various time impact analyses and successfully getting awarded time extensions.
