COORDINATED PLANNING HELPS IDENTIFY THE MOST EFFICIENT SEQUENCING

Overview

Arboretum is a three-acre multi-family property located in Austin, TX. This 5-over-2 podium design features a one-level garage below grade, lifestyle amenities, and luxury units. The four-story building includes 257 units for a total construction area of 230,000 square feet. The project is scheduled to wrap up in 2024.

Peritia facilitated schedule planning and coordination sessions with their client Provident General Contractors and the client’s subcontractors to develop a coordinated plan of construction and to identify areas of risk. Producing a detailed baseline schedule inclusive of procurement efforts, submittals, construction, and turnover activities required our experts to implement CPM scheduling techniques and Primavera Cloud as a company-wide scheduling tool, in which our team trained Provident General Contractors’ personnel. “What-if” scenarios were implemented by Peritia to reinforce client decisions regarding constructability, logistics, and sequencing efforts in order to identify the most efficient manner to sequence major trades allowing for timely completion of turnover milestones. Peritia’s team also conducted periodic updates inclusive of progress reports, key milestone tracking, and schedule gains/slippage. In addition, Peritia tracked time impact events and forecasted potential impacts to the overall project completion and other key delivery milestones by implementing industry recognized prospective and retrospective time impact analysis methodologies.

Solution

Peritia guided Provident General Contractors in the Arboretum’s preconstruction phase through implementing a suitable cost and schedule control system. The integration of an in-depth CPM schedule allowed for the early identification of variances to the schedule. Provident General Contractors is now able to forecast potential discrete time impacts associated with specific project events. Through these efforts, our client is able to consistently monitor progress throughout construction which assures milestones are met according to scheduling contractual requirements and completion date stays on target.
