EARLY PLANNING AND PROJECT CONTROLS OPTIMIZE SUCCESS
Overview
This $31 million mixed-use office/retail project was just added to Houston’s Uptown Business District. 4411 San Felipe is a class A+ building with a prestigious address that allows easy access to the 610 Loop, central Houston, and the surrounding suburbs. The three-story 95,000-square-foot building features unique modern architecture and is central to numerous businesses, five-star dining options, hotels, and the River Oaks shopping district.
Charged with the planning and scheduling of this project, Peritia collaborated with the project’s contractor and our client, G.T. Leach Constructors, to conduct planning sessions and develop a constructability plan. Our team pulled from their background in construction development to focus on identifying areas of risk from a cost and time perspective. Once identified, Peritia’s experts implemented CPM scheduling techniques to deliver a detailed baseline schedule inclusive of procurement efforts, submittal status, construction, and turnover activities. During the project’s build, Peritia prepared bi-weekly schedule updates and performed periodic site visits to provide progress reports, ensure key milestone tracking, and note schedule gains/slippage.
Solution
As a result of engaging Peritia, G.T. Leach Constructors was able to measure project status and deliver timely schedule updates and progress reports to the project owner as a part of their contractual requirement. Through the development of an in-depth CPM schedule in Primavera P6, our client could identify early variances to the project’s schedule, track changed work, and forecast potential discrete time impacts associated with specific project events. This tactical strategy allowed for timeline flexibility and better management of resources resulting in a project being kept on track.
